Homes & Villas by Marriott Bonvoy Promotion: Earn Double Elite Night Credits

If you're chasing Marriott Bonvoy elite status this year and have a vacation rental on the calendar, the latest promotion through Homes & Villas by Marriott Bonvoy is worth a look.

Register and book a rental by September 30, 2026, complete a stay of two or more nights by December 15, 2026, and you'll earn one bonus Elite Night Credit for every paid night on top of the standard credit. A five-night stay earns ten Elite Night Credits.

There's a minimum spend of $1,750 (USD) before taxes and fees, so this isn't a promotion to plan a trip around. For anyone within a rental's worth of nights of Platinum or Titanium, though, one booking can close the gap, and there's a double points bonus on top for stays during American Thanksgiving week.

What Is Homes & Villas by Marriott Bonvoy?

Homes & Villas by Marriott Bonvoy is Marriott's vacation rental platform, with more than 100,000 professionally managed homes across 700-plus destinations, from beachfront villas to city apartments.

Marriott doesn't own or run these properties. It partners with vetted property managers and layers on the parts of Marriott Bonvoy that members care about, so stays booked through the platform earn points and Elite Night Credits, and you can redeem points toward a rental as well.

How the Promotion Works

Marriott Bonvoy members need to register on the offer page by September 30, 2026, then book directly through the Homes & Villas website between September 1 and September 30, 2026.

The stay must run at least two consecutive nights at the same property, be completed between September 3 and December 15, 2026, and reach $1,750 (USD) in qualifying rental charges. Taxes, booking fees, cleaning fees, security deposits, and add-ons don't count toward the minimum and don't earn points.

For every eligible paid night, you'll earn one bonus Elite Night Credit in addition to the standard credit. Marriott's own example is a three-night stay earning three standard credits plus three bonus credits, for six in total.

Only cash bookings paid by credit card qualify. If points cover any part of the stay, it's out, and so are reservations made through a third-party site. Cancellations and no-shows earn nothing.

Standard points and Elite Night Credits post within about 72 hours of checkout. The bonus credits are held back and post only between December 15 and December 31, 2026, even if your stay wrapped up in September. Every eligible stay has to end by December 15, so they should still land in time for 2026 status, but keep your confirmation and final invoice until everything shows up.

One thing worth clearing up, since there's been conflicting advice on it. Homes & Villas credits post as "Bonus Nights/Promotional" on your account, and Marriott's own Homes & Villas FAQ confirms they count toward lifetime elite status as well as the current year. That matches my experience, since the nights from an Athens stay back in 2022 showed up in my lifetime tally, and I'd expect the bonus credits from this offer to post the same way.

How to Maximize the Promotion

The Elite Night Credits are the headline, but a qualifying stay still earns points, and the stack is respectable once elite bonuses and a co-branded card are layered in.

Homes & Villas stays earn 5 Marriott Bonvoy points per US dollar on the rental rate, plus an elite bonus of 10% for Silver, 25% for Gold, 50% for Platinum, and 75% for Titanium and Ambassador. Gold members also get a 500-point welcome bonus per stay, and Platinum and above get 1,000 points.

Paying with the Canadian-issued Marriott Bonvoy American Express Card or Marriott Bonvoy Business American Express Card adds 5 points per dollar on the whole bill, while most US-issued Marriott Bonvoy cards earn 6 points per dollar. Both Canadian cards also come with 15 Elite Night Credits a year, though holding both doesn't double that.

Then there's the shopping portal layer, which is worth more than most people expect here. Homes & Villas is currently listed on the Aeroplan eStore at 5x Aeroplan points per dollar, with an extra 2x for Aeroplan Elite members, earned on the rental amount before taxes and fees. Start the booking from the eStore link, finish it in the same session without visiting other sites or applying outside coupons, and allow up to 90 days after checkout for the points to post.

Read the eStore exclusions before you count on it. Rates negotiated for Marriott Bonvoy members or corporate accounts, stays paid with points, bookings made through Concur, and a long list of specific properties don't earn, so check the fine print on the eStore page against the home you're booking.

Take a Titanium member booking a two-night rental at exactly the $1,750 (USD) minimum with a Canadian Marriott Bonvoy card. Assuming the bill lands around $2,400 (CAD), the stay earns the following.

• 6,563 points from the 75% Titanium bonus
• 1,000 welcome bonus points
• About 12,000 points from the card at 5 points per Canadian dollar
• Four Elite Night Credits instead of two
• Plus about 12,000 Aeroplan points through the eStore at 5x, or 16,800 as an Aeroplan Elite member

That's roughly 28,300 Marriott Bonvoy points, worth about $225 (CAD) at our valuation of 0.8 cents each, plus the status credits, and the Aeroplan side adds another $240 (CAD) or so at 2.0 cents per point. Book the same stay for American Thanksgiving week and the base Marriott Bonvoy points double to 17,500.

Where this promotion really shines is the big family trip or the longer stay, which is what Homes & Villas is built for in the first place. A week in an apartment in Athens or a townhouse in Porto with three generations under one roof is a very different booking from a two-night hotel stop, and every one of those nights counts.

Say a Platinum member books seven nights in Porto at $350 (USD) a night, or $2,450 (USD) in rental charges, and pays with a Canadian Marriott Bonvoy card at roughly $3,350 (CAD). That stay earns the following.

That's around 36,000 Marriott Bonvoy points, a similar-sized pile of Aeroplan points, and a two-week jump in status from a single week away. Worth knowing, too, that only the member who books earns the points and credits, even if the cost is being split across the family, so put the reservation in the name of whoever is closest to their next tier.

The status math is where this promotion earns its keep. Marriott Bonvoy tiers sit at 10 nights for Silver, 25 for Gold, 50 for Platinum, 75 for Titanium, and 100 for Ambassador with $23,000 (USD) in annual spend. Someone at 40 nights in mid-September clears Platinum with one eligible five-night rental, which is far cleaner than adding hotel nights one at a time in December.

If you carry US cards, check your Amex Offers and Chase Offers before booking, as Homes & Villas rebates appear there occasionally and can take a real bite out of the $1,750 (USD) floor.

One softener worth knowing. Marriott's 2026 soft-landing policy means members who miss requalification drop only one tier, so falling a few nights short isn't the cliff it used to be. That takes some urgency out of forcing a threshold, and it's part of why I'd only book for this promotion if the trip was already on the cards.
